The FAQ advertises one-bedroom apartments from AED 2.5 million, while the factsheet labels category figures as averages. Do not apply an apartment price to a villa or treat an average as a quotation. Modon lists Q1 2030 for villas and Q2 2030 for apartments, with 5% at booking, 45% during construction and 50% at handover.
