Overview
Reportage’s official fact sheet describes an 838-home community in Dubailand. Its unit mix distinguishes three- and four-bedroom townhouses from three-, four- and five-bedroom villas, including middle, corner and a small standalone category. These are published project categories, not a current stock list.
BEFORE YOU SHORTLIST
What to know about this project
The fact sheet labels the three-bedroom townhouses G+2: ground floor plus two upper floors. That vertical arrangement matters when comparing a home for a household that needs fewer stairs. The same document says internal elevators are optional in some townhouses; it does not establish that a lift is fitted, available for every layout or included in the price. Check the exact plan and written specification for the selected unit, including which floors a proposed lift serves.

Questions for your unit enquiry
- Confirm the unit type and attachment arrangement. A villa label does not mean every home is standalone: the fact sheet separately lists middle, corner and standalone types. Check shared walls, plot boundaries and access on the plot plan.
- The developer website’s floor-plan selector calls the five-bedroom option a townhouse, while its fact sheet calls five-bedroom homes corner villas. The label remains unresolved here; match the quotation and approved drawing to the exact unit rather than assuming either label establishes its structure.
- The fact sheet limits laundry and maid rooms to some townhouses and balconies or terraces to the unit plan. Verify these spaces on the selected drawing instead of assuming that the full feature list applies to every home.
Can the community’s published unit mix confirm my home is available?
No. The mix describes the planned development. Obtain a current unit-specific quotation and specification, including any optional lift and its cost. Current pricing, payment terms and contractual handover remain unconfirmed in this listing.

Use your own figures for a 52-week rental year after the home is ready to let. Nothing is prefilled from a project listing. Enter 0 where a cost, vacancy or loan does not apply.
Enter all applicable assumptions. Price must be positive; costs cannot be negative; vacancy must be 0–52 weeks; management 0–100%. Loan cannot exceed price. A loan needs a 0–100% rate and 1–600 whole months.
Estimates, not promised returns or personal financial advice. No income before completion is assumed. Excludes income tax, appreciation, resale costs and unentered expenses. Initial cash = price + one-time fees + setup − loan. Cash-on-cash is not total investment return; outstanding developer payments need a separate cash budget.
