The townhouse and twin-villa labels need to be checked against the actual building arrangement. Ask which walls are shared, where the neighbour’s entrance sits and how private outdoor space is separated. A larger bedroom count does not explain the plot shape, garden depth or side access. Modon also places the community near a retail avenue and beach; distinguish those nearby destinations from facilities provided within the residential neighbourhood. Review the school-run and everyday walking routes from the selected home rather than relying only on the overall masterplan.

Questions for your unit enquiry

• Identify the plot, home category, shared-wall arrangement and private entrance on the drawings.
• Ask for the garden, boundary and landscaping specification, including any owner responsibilities.
