Dubai Islands: a buyer’s guide.

Dubai Islands is Nakheel’s five-island waterfront master development. Its official portfolio includes Bay Grove Residences, Bay Villas and Rixos Hotel & Residences. Third-party developments also use the Dubai Islands address, so the masterplan and the contract for your individual home must be examined separately.

Find the exact island and plot

Nakheel names five islands in its vision. Ask which island and plot your home occupies, which roads serve it and where the nearest facilities sit. A Dubai Islands address alone does not establish beachfront position, a sea view or direct beach access.

Distinguish a view from an access right

For a sea-facing home, request the orientation and floor level, the adjacent-plot plan and written details of beach or resort access. Confirm whether access is included for owners, residents, tenants and guests, and whether a fee or membership is involved. Do not treat a rendered pool or shoreline as a contractual entitlement.

Check the delivery sequence

Nakheel announced an infrastructure and utilities contract for Island B in April 2026. This is evidence of a particular infrastructure programme, not proof that all islands or amenities are complete. Ask your building developer for its own construction schedule and how occupancy relates to surrounding works.

Compare furnished offers carefully

Atara’s Velora Residence is marketed as fully furnished. When comparing it with other island homes, request equivalent specifications rather than comparing only bedroom counts. List furniture, appliances, parking and any recurring service obligations alongside the purchase price. Island branding does not standardise those items.

Take these questions to a viewing

  • Does the selected unit have sea views, direct beach access, both or neither?
  • Which infrastructure and facilities are required before occupancy?
  • Are furnishing and resort-access promises included in the contract?
