Al Marjan Island: a buyer’s guide.

Al Marjan Island is Marjan’s waterfront master development in Ras Al Khaimah, spanning four coral-shaped islands with residential, resort and leisure uses. It is a specific destination within the emirate, not a label for every Ras Al Khaimah waterfront project.

Keep neighbouring destinations separate

Mira Coral Bay, for example, is identified by its developer as an Al Mairid project. It should not be treated as an Al Marjan Island address. Always verify the project pin before comparing distance, access or surrounding development. An emirate-wide map can hide important differences between locations.

Define what beachfront means for the unit

Ask whether the residence faces the water and whether occupants have direct beach access. Check the exact plot, orientation and floor. For branded or resort-linked homes, request the operating agreement and details of which services and facilities are included, optional or separately paid.

Build a rental scenario without assuming success

If rental income is part of your plan, investigate the rules for your intended use and the management arrangements for the building. Make your own worksheet for occupancy, management, utilities, service charges, maintenance and furnishing replacement. Area promotion or a nearby resort announcement does not establish a guaranteed return for a particular home.

Check the ownership experience

For an occasional-use home, ask who handles keys, inspections and maintenance between visits. For full-time living, test everyday shopping, healthcare and travel needs. The same apartment can suit a holiday routine and be less practical for a different daily pattern; choose against your actual purpose.

  • What are the resident and guest beach-access rights?
  • Which operating and management costs apply to the intended use?
