Enter a positive price and a complete 100% payment split to see the estimate.
Estimate only. Excludes registration, taxes, agency, financing and other fees. Stages are totals, not monthly instalments. Confirm dates and current terms for your unit.

Use your own figures for a 52-week rental year after the home is ready to let. Nothing is prefilled from a project listing. Enter 0 where a cost, vacancy or loan does not apply.
Enter all applicable assumptions. Price must be positive; costs cannot be negative; vacancy must be 0–52 weeks; management 0–100%. Loan cannot exceed price. A loan needs a 0–100% rate and 1–600 whole months.
Estimates, not promised returns or personal financial advice. No income before completion is assumed. Excludes income tax, appreciation, resale costs and unentered expenses. Initial cash = price + one-time fees + setup − loan. Cash-on-cash is not total investment return; outstanding developer payments need a separate cash budget.
What needs clarification
Official phase page identifies Fay Gardens separately from Fay Valley. No duplicate umbrella Fay Hills entry added. Official FAQ leaves handover subject to construction milestones.
